Bring Your Own Builder

Already have a trusted custom builder? You're welcome to bring them to Sunset Farm Estates. Your builder submits exterior plans to the Architectural Committee for approval, then builds to the same standards as every other home in the community.

We're happy to walk your builder through the guidelines and submittal process.

The Build Process

From Reservation to Move-In

A clear, four-step path from choosing your homesite to breaking ground.

    Reserve Your Homesite

    Select an available lot and reserve it through our team. We'll share the covenants, planned-development guidelines, and homesite details so you can plan with confidence.

  2. 02

    Choose Your Builder

    Work with one of our preferred estate builders, or bring a trusted custom builder of your own. Either path is welcome — every builder simply follows the same standards.

  3. 03

    Design & Submit Plans

    Your builder develops exterior elevations, site grading, and material selections, then submits plans to the Sunset Farm Estates Architectural Committee (SFAC) and the City of Spring Hill.

  4. 04

    Approval & Groundbreaking

    Once SFAC and the City approve your exterior plans, construction can begin. The review protects your investment and the character of every home around you.

Architectural Standards

Designed to Protect Your Investment

Sunset Farm Estates follows planned-development guidelines established with the City of Spring Hill. These highlights give builders and buyers a sense of the standards; the recorded covenants and guidelines govern in full.

Home Size

Minimum finished square footage by style — for example, a ranch requires at least 2,000 sq ft on the first floor, and 1.5- and 2-story homes require 2,400 sq ft total. All homes include a full basement.

Masonry & Siding

Stucco, stone, brick, and approved premium wood sidings are permitted; front elevations require a minimum of 25% stone, brick, or masonry. Hardi Board and EIFS are not permitted.

Garages

Each residence includes a minimum three-car garage, with any additional bays oriented to the side. Garage doors are decoratively paneled and painted to match the home.

Roofing

Roofs are tile, slate, or 30-year premium asphalt shingles in Weathered Wood or Black, for a cohesive, high-quality streetscape across the community.

Driveways & Fencing

Driveways are concrete, with stamped, textured, or colored finishes permitted. Fencing is decorative black metal, subject to SFAC and City of Spring Hill approval.

Accessory Structures

One detached accessory structure of up to 1,200 sq ft is permitted, matching the primary home's colors and materials and accessed from the main driveway.
